The request for eco-friendly buildings in the Philippines is increasing, and JDC’s flagship green building and Arthaland’s two projects are some of the properties being built to meet the market’s expectations. Meanwhile, Alveo Land Corporation is setting high standards in the real estate industry with its most expensive condominium in Makati and its latest commercial district in Laguna. Also in Manila, Megaworld’s Kingsquare Residence hopes to attract young professionals and students with its strategic location near universities.

In Visayas, Amaia expands its reach in Bacolod with a new condominium project. JDC’s green building in Cebu is soon to rise next year

JEG Development Corp. (JDC), a Cebu-based property developer is set to complete its flagship green building in the first quarter of 2020 [5]. The 22-story JEG Tower @ One Acacia is a Leadership in Energy and Environmental Design Silver-certified project. The 26,000-square meter (sqm) development will have both office and commercial areas.



Built with sustainable materials such as cement produced from recycled items, the building is designed to boost energy and water efficiency. It is also installed with a rainwater-catching system to save water and outsource electricity. The firm is focusing on its Cebu market, mainly on the business process outsourcing (BPO) companies.

Arthaland builds sustainable offices in the country

The demand for green buildings from multinational companies is rising and Arthaland Corporation wishes to attract more investors [4]. Two commercial projects by property developer are in the works to help the company lead in creating sustainable offices in the country. These projects are the grade A mid-rise Savya Financial Center in Arca South, Taguig and the 8-hectare Sevina Park in Laguna. The company aims for these two projects to function with net-zero carbon emissions from energy consumption.

Parkford Suites Legazpi soon to rise in Makati

Premium real estate developer Alveo Land Corporation is developing its most expensive residential condominium to date in the heart of the Makati central business district [1]. The 35-story Parkford Suites Legazpi will sit on a 2,156-square meter lot, extending a rare parkside living experience to its residents.



Targeting the upper class market, the high-rise condominium will offer 163 units ranging in type and size from two-bedroom and three-bedroom units and 125 to 181 sqm, respectively. All units will have state-of-the-art ensuite bathrooms, a walk-in closet, a double sink, and a powder room. The bi-level three-bedroom unit (320 sqm) is the most expensive unit at Parkford Suites Legazpi which costs PhP140 million. It was one of the first units to be sold. The units boast floor-to-ceiling windows to give the residents a panoramic view of the city.

The building also has amenities like a lap and wading pool, function rooms, play area, and fitness center. A 100% back-up power will also be available in the building for emergency use. Alveo Land hopes turn over the units by 2026.

Alveo aims to attract investors in its Laguna commercial district

Alveo Land Corporation is targeting local entrepreneurs and investors, this time in Biñan, Laguna, in its 120-hectare Broadfield district. It will be close to the area’s automotive factories and manufacturing plants like Nestlé Philippines Inc., Coca-Cola Beverages Philippines Inc., and more. The district will allocate 80 hectares for the commercial and mixed-use area and 40 hectares for residential properties Venido and Aveia, which have been launched before.



Currently, Alveo Land focuses on its first phase, a 36.6-hectare lot for commercial use, and has opened 35 lots located on the northwestern part of the estate. Eight hectares will go to parks and open spaces, and streetscapes will have bike lanes and shaded pedestrian passageways. Besides the district’s innovative, sustainable, and progressive features, its commercial locators are also expected to comply with the Philippines Green Building Code. By 2023, the turnover for the first phase will be done.

Megaworld hopes to generate billions of sales in its Kingsquare Residence

Megaworld has high hopes to generate some PhP5.2 billion in sales from its residential project, Kingsquare Residence. The 34-story building is situated in San Lazaro Tourism and Business Park in Manila. It offers 961 units in varying types, from studios ranging up to 31 sqm, one-bedroom units up to 46 sqm, and two-bedroom units up to 61 sqm. All of the units will have their own balconies.

Targeting students, teachers, doctors, and other professionals, the condominium features a study room with WIFI facilities, adult and kiddie pools with a pool deck, a children’s play area, a function hall, and a fitness center. The turnover for Kingsquare Residence’s units will be in 2024 [6].



Amaia has new condominium project in Bacolod

Amaia Land, a subsidiary of Ayala Land that zeroes in on affordable housing, introduced a new residential project in Bacolod City [3]. Amaia Scapes North Point is conveniently located along San Juan St., Barangay 8 and is near commercial and medical establishments, malls, and transport stations.

The condominium offers studio and deluxe residential units called the Townhome and Bungalow Pod New Gen ranging from 45 sqm to 85 sqm. Families can bond at the condominium’s adult and children’s pool with play area and landscaped garden. Residents can also take advantage of the multi-purpose hall and enjoy the scenic city views. 102 parking spaces would also be available for tenants’ use.
